Airbnb Seattle and Boston Analysis

Introduction:

Since this is my first blog let me introduce my self , I’m Turki alsulaimani a young man in his Twenties. curious about data and how to transform it into many ways and shapes to get insights and I have passion in data science.

I chose a well-known datasets from Airbnb for Seattle and Boston cities. The listing datasets for both cities have some interesting information we can uncover. Number of listings for each host, which neighborhood have listings, geographic info, types of properties listed, host information, property availability, listings properties price property information and reviews information. And we will try to answer some of the Questions.

the listing dataset for both city cover a 7403 listing, and have 153124 reviews from both cities.

Let’s Explore further and see how we can answer ours questions.

1.How many houses and apartments and others in Both cities?

19 type of property in Airbnb. most of the listings in these two cities be in one of the top six highest number of listings for properties type and as we expect from the chart that houses and apartment are the highest number of property type listings.

And Boston taking the lead in the number of apartments listings by 2612 out of 3585 overall that make approximately 73% of total number of listings are apartments in Boston.

For the Seattle city the houses take a small lead from the apartment by a small margin the houses property type have 1733 out 3818 listings though the city that means 45% of the total listing are categorized as House.

Followed by the types of properties wit a small number of listings, the top six in the chart all have a total of more than 50 listings in the two combined.

2.Which neighborhood have the highest price average?

there many neighborhood’s in the two city and here we will have a look at what neighborhood's have the highest average price.

we can see that the top 10 neighborhood’s based by price all have an average price of more than 200$ that make it harder for some people to rented daily.

If we look closer we can see that south Boston waterfront has an average price of more than 300$ and have a huge lead and price than the others.

the second highest average price on a neighborhood’s are bay village followed by leather district back bay… and finally Fenway we can aside from the the highest neighborhood’s all ranges from 220 to 270 at most.

3.Which city have the highest rating?

here we can see the listings scores and depends on score many of us follow their rating depending on how many have rated this listing positively and how much score he gave with the price tag of the listing.

Most of the listing have a score of 8 and more in the two cities with a very small listings that have a score of 5 and less and there are no listings that have a score of 0 in both of the cities.

the number of listing that got the score rating of 10 have 1775 listing in Seattle. and in Boston have 1177 listing who gave a score of 10.for listing that gave a score of 9 in Seattle city are 1137 and 1130 for Boston.

4.Which reviews are Negative and Which are Positive?

we used the reviews dataset for both cities. this data set contains the name of the reviewer ,id and the most important one is the comment. here we want to find the number of reviewers that gave a positives or negative reviews.

by using the natural language toolkit(nltk) we tokenize each word from the comments and removing any stop word, punctuation and numbers.

after processing every thing we use sentiment.Vader it analyze the text and give a score for positive, neutral, negative and compound. Based on the scores and what the text give sentiment the higher and repeated number of positive words made the score of positive rise more.

out of the 153124 comments most of the comments gave a neutral vibe with 94856 comment, Followed by positive comments with 57643 and lastly the number of the negative columns were small with 554.

Conclusion:

  1. we found that the highest property listings for Seattle are houses . and the highest property listings for Boston are Apartments.
  2. south Boston waterfront have the highest average price on the area with a more than 300$ followed by the 9 neighborhoods with a range from 220$ to 270$.
  3. most of the listings were given by reviewers a score from 8 and above.
  4. the number of negative comments are small with 554 out of 153124 comments. And the number of positive comments are 57643 out of 153124.
